When looking to lease space, it is always a good idea to do the following:

  • Hire an experienced commercial agent to help you who is knowledgeable on the area, market pricing and improvements that might be necessary.
  • Make sure to fully evaluate the space, and bring in a contractor or space planner to ensure you can accommodate your use.
  • When moving to lease contract, have a real estate lawyer review the lease to ensure you are comfortable with all of the terms and conditions.
  • Make sure the HVAC systems, electrical and plumbing are all in good working order within 30 days of occupying the space, or prior to that if possible.
  • Make sure you note when you have to give notice to your landlord for an option to extend the lease.  If you miss this period, it could result in a higher rate during the option period.
